Phuket Unveils a New Luxury Residential Destination

Layan Verde combines luxury residences, hotels, landscaped spaces, and more than 65 amenities in one large development

Phuket, Thailand, 21 September 2026 – Phuket’s luxury property market is welcoming a major new development as VillaCarte Group launches Layan Verde, an integrated residential and hospitality project in the Layan Beach area. The development represents the Phuket based developer’s largest project so far, covering 7.5 hectares with a built up area of about 200,000 square meters.

Layan Verde is planned as a large lifestyle destination combining more than 774 premium and luxury residences with two five star hotels and more than 65 amenities. Residential prices start at US$234,386 for a 36 square meter premium apartment. Larger luxury apartments, beginning at 102 square meters, start at US$662,504, while penthouses starting at 528 square meters are priced from about US$4.01 million.

The development is designed to provide more than residential space. Around 40 percent of the site is dedicated to infrastructure and the wider living environment, with more than 16,500 square meters of landscaped areas. The landscape plan includes more than 300 species of tropical and exotic plants, along with waterfalls, pools, streams, and ponds.

The project has been designed by Dewan Architects + Engineers, while SHMA is responsible for the landscaping. Selected residential and hospitality components are expected to be operated by Thai hospitality company Dusit International, bringing a hospitality focused approach to parts of the development.

Layan Verde is located near several established lifestyle and tourism destinations, including Laguna Phuket and Sirinat National Park. The area also has access to international schools, making the location relevant not only to holiday home buyers but also to international residents looking for longer term stays.

The launch comes as Phuket continues to attract attention from international property buyers. According to figures cited by VillaCarte Group, luxury residential sales in Phuket increased by more than 45 percent in the first half of 2026. Thailand also accounts for 21.6 percent of Asia’s branded residence supply, according to the developer.

Phuket’s property market has increasingly expanded beyond traditional holiday accommodation. The island is becoming a destination for second homes and longer term international living, supported by tourism, hospitality, international education, healthcare, and lifestyle services.

Layan Verde reflects this wider shift by bringing residential and hospitality facilities together within one development. Instead of focusing solely on individual homes, the project is designed around a broader living environment that includes landscaped areas, leisure facilities, hospitality services, and community amenities.

The scale of the development also reflects the continued growth of luxury real estate in Phuket. With residences ranging from compact premium apartments to large penthouses, the project covers several segments of the high end residential market.

As Phuket continues to develop as an international lifestyle destination, projects such as Layan Verde highlight how developers are combining residential property with hospitality and leisure facilities. The emphasis is increasingly on creating complete living environments where residents can access accommodation, recreation, nature, and services within the same destination.
