Camp Margaritaville Resort Breaks Ground in Coastal Georgia

The 54-acre development will bring new RV sites, private casitas and recreational experiences to Brunswick, with an opening planned for early 2028

Brunswick, 28 October 2026 - A new outdoor hospitality destination is taking shape in coastal Georgia as Camp Margaritaville Resort Golden Isles begins construction in Brunswick. Developed in collaboration with Margaritaville, the project aims to give families, road trippers and outdoor enthusiasts another place to stay while exploring the region’s beaches, attractions and coastal communities.

The 54-acre resort is being developed by South Street Partners, a private equity real estate firm, and Brighton Real Estate Ventures, a real estate investment and development company. Construction is scheduled to begin on October 28, 2026, with completion anticipated in early 2028.

Located at 7350 Highway 99 in Brunswick, the property sits directly off Interstate 95 and approximately 25 minutes from St. Simons Island. Its location is expected to make the resort accessible to travellers moving along the East Coast, as well as visitors planning holidays around Georgia’s Golden Isles.

The development will include 285 premium recreational vehicle sites and 55 casitas, offering different accommodation options for visitors. RV sites are designed for travellers who prefer bringing their own accommodation, while casitas will provide a more traditional stay in a private setting. The resort is also planned to include spaces for dining, recreation, entertainment and relaxation.

These facilities are intended to create a destination where guests can spend time on the property while also exploring nearby coastal attractions. St. Simons Island, Jekyll Island and other destinations in the Golden Isles are known for their beaches, outdoor activities, shopping and dining experiences.

The project is positioned to serve a broad mix of visitors, including families travelling during school holidays, couples seeking a coastal break and road travellers looking for convenient overnight accommodation. Its proximity to Interstate 95 may also help attract guests making longer journeys between destinations in the southeastern United States.

The resort will be managed by IHM Outdoors, the outdoor hospitality division of Island Hospitality Management. The management team will oversee resort operations and the guest experience, bringing specialised experience in outdoor accommodation and hospitality services.

The location also places the development beside the recently opened Buc-ee’s travel centre, which features 120 fuel stations and a large retail facility. The nearby travel centre is expected to contribute to the area’s visibility and accessibility for motorists travelling through Brunswick.

The project represents an addition to the region’s growing tourism and hospitality infrastructure. By introducing a combination of RV accommodation, private casitas and resort amenities, Camp Margaritaville Resort Golden Isles will expand the choices available to visitors planning trips along Georgia’s coast.

As construction moves forward, the development is expected to contribute to the local hospitality landscape and support the wider tourism economy. Its planned opening in early 2028 will give travellers another option for exploring the Golden Isles while enjoying a resort experience centred on outdoor recreation and coastal travel.
