Marriott Expands Luxury Portfolio with Kapalua Bay Oceanfront Resort Deal

The iconic Maui property will undergo renovation before joining the St. Regis luxury brand in 2027

Maui, Hawaii, March 16, 2026 – Marriott International has announced a new agreement with Kemmons Wilson Hospitality Partners to bring The Resort at Kapalua Bay, a well-known oceanfront property on Maui’s northwest coast, into its growing luxury hospitality portfolio.

As part of the agreement, Marriott has taken over management of the resort’s operations while the property begins a transformation process. Once renovations are completed, the resort is expected to officially join the St. Regis Hotels & Resorts brand in 2027.

Located within the scenic Kapalua Resort community, the property sits on nearly 25 acres of oceanfront land overlooking the Pacific Ocean. The resort features 146 spacious, multi-bedroom residences designed to offer guests a private, residential-style luxury experience while still enjoying premium hospitality services.

Marriott says the partnership reflects its ongoing strategy to expand its presence in high-end leisure destinations. Kapalua Bay has long been considered one of the most sought-after travel locations in Hawaii, attracting visitors looking for luxury accommodations combined with natural beauty and outdoor recreation.

The resort’s residences are significantly larger than typical hotel rooms, ranging from about 1,774 square feet to more than 4,000 square feet. Each residence offers expansive living spaces, ocean views, and private amenities designed for extended stays, families, and luxury travelers seeking comfort and privacy.

Guests at the resort have access to a wide range of facilities and experiences. These include championship golf courses, tennis courts, and a large wellness spa spanning around 40,000 square feet. The spa includes multiple treatment rooms and ocean-view wellness spaces designed to support relaxation and health-focused travel.

The resort also offers more than 30,000 square feet of outdoor event space and over 3,000 square feet of indoor meeting areas, making it suitable for destination events, weddings, and corporate gatherings. Several outdoor pools, including a multi-tiered cascading lagoon-style pool, provide additional leisure options for guests.

Another highlight of the property is its direct access to Kapalua Bay Beach, one of Maui’s most popular beaches known for its clear water and scenic coastline.

The repositioning of the resort is being supported by White Label Asset Management, which is helping guide the transition as the property prepares to join the St. Regis luxury hospitality brand.

With this new addition, Marriott continues to strengthen its presence in Hawaii’s luxury hospitality market. The company currently operates around 30 properties across the islands, with six additional projects under development.

Industry experts say the move reflects a broader trend in luxury tourism, where hotel groups are investing in high-end resort experiences that combine spacious accommodations, wellness offerings, and premium services to attract global travelers.
